Struggle No More When Shopping For A Car

Posted by Marlyn in Automotive

Few people actually enjoy having to buy a new car. Though driving a new car is exciting, you need to do your homework on the purchase process. Use the information here and you may find that your purchasing experience is a good one.

Have an idea of the type of car or truck you want before you head to a dealership. Research all of you options prior to shopping so you can figure out what works best for your budget and family needs. Additionally, have an idea of what kind of price you want to pay.

Monthly Payments

Pay attention to whole price of the car, not just the price you have to pay every month. Dealers can alter monthly payments to fit your budget, but that doesn’t mean the car is costing you any less. Get the best overall price and then deal with financing. After doing that, you can work out the monthly payments.

Understand how many miles per gallon your automobile gets. For instance, you may want an automobile with a V-8 engine and the ability to tow. That said, if you only tow a boat once a year, you’ll be paying through the nose for gas unnecessarily the other 364 days.

Test driving is mandatory. If you have the car you want choosen, you need to teast drive it. Driving the car yourself is the best way to get a feel for it. Perhaps the car isn’t quite as smooth as you thought.

Look for a car on the web. You can find nearly any car you want. Before you step into a car dealership, learn as much as you are able to about the cars that you are interested in. An online search can reveal anything you would like to know including MPG, resale value, specifications, rating and size.

Remember that the vast majority of salespeople must meet quotas either weekly or monthly. If you wait and do your car hunting during the last week of the month, you are quite likely to get a better deal. The sales staff will want to sell you a car to meet their goals. That gives you some room to wiggle about in your negotiations.

You may be unable to find the car that is perfect for you. The price may end up being too high or you might not find what you want at all. Do you really need those heated seats?

Bring someone with you. They can make sure you will not make stupid mistakes. Your friend should also accompany you on your test drive and give you their opinions on how the car handles.

Have a set budget before you go to the car dealership. The price should come from how much you feel comfortable paying, along with the general price of the vehicle that you’re considering buying.

Ask the dealer if you can have a mechanic go over the vehicle you would like to buy. You will want to get someone who you have faith in. Do not use a mechanic suggested by the dealer. Your mechanic should tell you both whether the car runs well and whether it’s priced appropriately.

Dealerships and sales people are different. While car salespeople have a reputation for being pushy, this sales method is losing ground. Most dealerships realize that by keeping the customer happy, they will have repeat business. Walk away from salespeople who are too pushy. Many pleasant salespeople will be more than happy to help you.

If you feel like the salesperson if pressuring or intimidating you, leave. They may ask you to stay, but don’t. Make up an excuse. Just get out! You have many other options, and you don’t have to put up with such tactics.

Don’t buy a new model of car immediately upon its release. If you wait for awhile for that brand new car, you can save some money. Give it a while so that all the hype can die down later.

Check into all the different incentives before you negotiate a price. You should be aware of trade-in values, rebates, warranties, bank fees, etc. Before you go into the dealership, you will be in a better position to haggle if you are armed with information.

Make sure you’ve discovered the rebates before you purchase a car. A lot of dealerships give out rebates in order to sell their products. Unethical dealerships may fail to mention a rebate if you do not bring it up, and you will never know that you could have saved money on the deal.

Consider your driving habits while comparing different vehicles. For instance, if you most often drive on freeways, a hybrid is a great choice for you. Look at the setting in which you plan to drive your car most, then use that as you make your final selection.

Don’t let a salesman get one over on you. They may seem friendly, but it’s a ploy for you to trust them. Know that they’re out for themselves.

Deciding what car to purchase can fill you with anxiety and confusion. Knowing all you can is key to a great shopping experience. Keep these tips close at hand so that you will be totally prepared to shop for a vehicle, and you will wind up with one that is most suitable for your needs.

Look At The Best Tips For Auto Repair Right Here!

Posted by Marlyn in Automotive

Don’t feel helpless when dealing with your car’s need for repairs. You need to understand how to care for your car. The following information will help you when it comes time to fix your car.

Ask for the charge total before giving mechanics your keys. If you aren’t sure about anything, ask for clarification. You don’t want to be shocked by a huge bill to pay.

In order to prevent rust to your car, wash it on a regular basis. Although all cars rust at some point in time, it is possible to delay this from occurring by washing off salt and chemicals immediately. A good wax is your best friend: a friend that will protect that shiny new paint job for a long time.

Test out your car before paying for its repairs. If you don’t do this, you may not have the appropriate problem repaired.

Before dropping your car off for repairs, remove any valuables. If something is missing, it will be your fault if you do not take it out. Empty the trunk too.

Try to find out whats wrong with your vehicle before calling a mechanic. You can save a ton of cash via diagnosing the issue yourself, and you could prevent fraud. It’s an unfortunate fact that there are dishonest mechanics who will tell you your car has issues when it doesn’t.

Always get a second opinion, a reputable mechanic will not be offended because he knows his diagnosis will be confirmed. Although shops usually can be trusted, you could end up having to pay extra money that you don’t have. Find shops that specialize in the job that your car needs. They may have an easier time understanding what needs to be done to your car.

You should not have a lot of heavy items on your keychain. The ignition is not suited to that weight, even when you think it isn’t much. If your keys stick, take off some of the charms!

Before giving your car to a shop, ask them about their fees. Some shops have these costs in conspicuous places, so you need to carefully read and ask any questions you have if something doesn’t make sense. It is crucial that you understand exactly how you will be billed for repairs. Check to see the estimated times of the repair that you are having done. Some minor repairs might be considered as an all day job by some manufacturers.

Prior to having a car repaired, take pictures of all parts of it. Though most shops won’t strip a car, others do it to make more money. The appearance of your vehicle needs to be documented in case something bad happens.

Take the time to learn about car part classifications before seeing a mechanic. There are several different classifications that determine the quality of the part. New parts just mean that they are designed according to the specifications of the manufacturer. “Refurbished”, “rebuilt”, etc. mean that the part is like new, and potentially even better than new, as it has been renovated and tested repeatedly. Salvaged parts are second hand parts that have never been fixed.

Some vocational schools offer cheap repairs to those on a budget. While you will get a discount, students can make the repairs as a licensed mechanic looks on.

Not many people read their car’s manual. You need to learn the manual so that you can find information right away. This will allow you to maintain and perform minor repairs on your vehicle.

The manufacturer is the first point of call if your new vehicle is unsafe or not performing as it should. There might be a recall issued for the vehicle or the manufacturer will consider issuing a recall if you are not the only person who complains. The manufacturer may even fix your car free of charge.

For simple things, such as adding oil and windshield wiper fluid to your vehicle, there is no reason that you cannot do these things on your own. Routine maintenance can be done by you. Learn how to do the job before beginning, but understand that it may be dirty.

Keep track of all your vehicle repair and maintenance receipts in an accordion folder in your car. Either divide these files by the type of repair that is done, or chronologically arrange them so that you have the most recent receipt on the top of the file. The point is you have a good record of all things done to your car, and this can prove extremely helpful. It is just a helpful thing to do.

There are better ways to deal with car problems and you should be better informed about these ways now. These tips can help you better follow auto repair guidelines instead of getting lost. This information can help you get the work done the right way.

Shop For A Car The Smart And Easy Way

Posted by Marlyn in Automotive

Many people think of car shopping as something that fills them with dread. While driving a new car can be fun, buying a car is a process that requires time and research. If you follow the information below, you can make purchasing a car something you actually like doing.

Never let salespeople talk you into a car that is beyond your means. It is imperative to stay firm and in control while car shopping. This dealer is working for a commission, so your money is his or her money. Stick with what you can afford.

Search for your car on the Internet before visiting a dealership. You have to know the exact car you want, or have a short list, before you go to the dealer. Do online research to find out the specifications and rating that are important to you.

What have your loved ones heard about local dealers or car manufacturers? Are they happy with their vehicle? Do they wish they’d gotten another one? Do they know anything about the latest cars to hit the market? This gives you trustworthy information to go on.

Create a car budget before you set foot in a dealership. When you go car shopping, don’t go above a set maximum no matter what you’re getting told by the dealer. You must make the payments on the vehicle, not the dealer.

Think about both fuel economy, and how much money you have to spend, when you are out looking at cars. You may be yearning for a big V-8 you can use to tow things. However, you should think about how much you will truly use that extra power.

If you already have a pretty expensive car, do not drive that to the car dealership to make a purchase. The dealer will take one look at your vehicle and refuse to work with you on negotiating a lower price. The only time this is a good idea is if you are planning to trade in such a vehicle.

A test drive needs to be taken. If you have the car you want choosen, you need to teast drive it. Nothing can compare to hands-on experience. You might not like it as much as you thought you would.

Test Drive

Try renting cars to get a better feel for the vehicle. Look for a rental service that offers the kind of vehicle you are most interested in, then use it as a sort of prolonged test drive. Bring the whole family along for a test drive. You’ll know the car inside and out before you buy it this way.

Search the web if you want to buy a used car. The car dealership is no longer necessary. You should check sites such as eBay or Craigslist. You can save a lot of money and avoid the pressure sales that you encounter at a car dealership.

If you have a specific model in mind, give the dealer a call to see if they have one available. If you appear on the dealer’s lot, a salesperson is going to work hard to get your business. If a sedan is your cup of tea and the dealership has none, you’ve wasted your time. Give them a call to avoid this hassle.

No two dealerships will offer the same experience. We expect car salesmen to be pushy, but they aren’t all like that anymore. More and more dealerships are figuring out that gentle sales and happy customers mean repeat business. If you’ve got an aggressive sales person, don’t be shy about walking away. Believe it or not, some salespeople are quite pleasant to work with.

The ultimate goal of a salesperson is making all the money they can. Therefore, exercise good judgement when making a deal. So watch out for the add-ons and extras that may find their way into your sale. Even low-priced cars can be overpriced by adding just a handful of things.

Deciding what car to purchase can fill you with anxiety and confusion. In fact, educating yourself is essential if you want to make a wise choice on your next visit to a car dealership. This information should be kept at hand when you go to make your purchase.

Dealing With Auto Repair Is Easy With These Tips

Posted by Marlyn in Automotive

If you don’t know anything about basic car care and maintenance you can end up unnecessarily wasting a lot of money on repair costs. It is important to familiarize yourself with your car and learn more about simple methods you can use to fix small problems. Keep reading to save money and time later.

Get a good battery charger to keep in your vehicle. A dead battery is more common than you think and you will be able to help other broken down drivers if you have a battery charger with you. Learn how to find connection points so that you can use the charger with ease.

Keep on hand all of your car’s documentation. These should be kept in the glove compartment of your vehicle for easy access out on the road. Auto repair professionals likely will want to see those records. The records can help them figure out the problem.

Each time you get your vehicle repaired, no matter what the reason, be sure you have a record of it. If further issues develop later, the mechanic may want to see the historical documentation of what has already been done. If you don’t have these records, you could pay lots more money and it can be harder to figure out where the issues is.

Headlights will sometimes dim over time, but often is just a matter of cleaning them off regularly. Sometimes the road can create a greasy residue on the headlight. Use glass cleaner to clean them, and you will notice a big difference.

Look out for signs that your mechanic isn’t very good. If you are being talked to in circles and your questions aren’t answered, then you will want to go elsewhere. Since it is important to trust the person who is repairing your car, don’t hesitate to look elsewhere for a person to repair your vehicle.

Wiper Blades

Don’t forget about wiper blades. If your windshield wipers are not cleaning your windshield probably or if they make a lot of noise, you need to replace them. Your wiper blades should be replaced at least once each year.

Find out about all costs before hiring a mechanic. Some repair shops display their rates, so read them carefully and be sure to ask about anything you don’t fully understand. You need to know how you’re billed for the repairs. Some service shops have estimated times for repair, establish by the manufacturers. A lot of repairs that seem to be easy to fix could end up taking a whole day in some cases.

Keep an eye on the lights located on the dash, and make sure you are aware of what they all mean. They are meant to help; use them to your advantage. Don’t ignore any dashboard lights that come on, as the problem may grow worse if it’s ignored.

Before seeking out a mechanic, learn about car parts’ standard classifications. There are several classifications. These include “new”, “re-manufactured, rebuilt, and reconditioned”, and “salvaged.” New parts are the ones that you want to have installed on your vehicles. Parts that are listed as “re-manufactured, rebuilt and reconditioned” means that the parts are used but restored to original condition. Salvaged parts have been used and have not been restored in any way.

Don’t put off checking a problem with your car, even if you are pretty sure it is minor. A seemingly small problem may grow into a major one if don’t pay attention to it.

After working on your brakes and prior to a test drive, bleed the brakes. After this step, pump the fluid of the brake. Test for any leaks to ensure you don’t have fluid coming out. After this, you can test your car in light traffic. Start slow to see if your repairs are good, then you can accelerate.

If you discover a serious problem on your new car, be sure to contact the manufacturer. There may be others having the same issues and it may require a recall from the manufacturer. In most cases, the manufacturer will fix your car for you.

If you’re concerned about your mechanic, look at AAA. The AAA is great if you need some help such as getting a tow truck to your location or to deal with repairs. Many auto shops offer discounts to AAA members, so it’s well worth the membership.

You should always get back the old part a mechanic has removed after a new part has been installed. If they refuse, this could mean that they didn’t replace anything. This is troublesome and you should tell him so.

If you need to put your car in storage, you can avoid having to pay for repairs by placing the car on jack stands and filling the tank. Don’t engage your parking brake and be sure the area it’s stored in is dry in order to prevent rust.

Ask your trusted friends for a recommendation for a good auto mechanic. This is a great way to locate a good mechanic because you know first hand that they have done good work in the past. It’s much better than taking a risk with a shop that nobody you know has previously used.

As previously stated, the more you know about the basics of vehicle maintenance and repair, the better off you will be. Besides teaching others and relying on yourself when you’re having car issues, you can save tons of cash. Keep the tips you’ve read in mind so that you can perform those repairs.

How exactly to Add Drama to an EFL Class or Start a Drama Group

As English language teaching professionals we’re always in search of new ideas and activities to grow the repertoire of dynamics in our EFL class rooms. One area which could always use more attention could be the utilization of drama. It’s all around us and our learners within the media of television, radio, cinema, stories into the printed media plus the internet. Everyone loves an excellent story. So why not then incorporate more drama into our class rooms? Check out interesting ways you could initiate Drama into an EFL class or new drama group.

Role Play activities from the learner text books

In case you are using a course book such as Interchange, American Channel, Headway, Cutting Edge, First Class, etc. you can have the learners start out by “acting out” dialogues from their text books. Additional scenes to pay for what happened before and after the dialogue could be created and added even for more dimension.

Act Out video scenes

If there is a video from the same course book series learners can act these out too. In this instance also, additional before and after scenes can be created and added to expand and deepen the role play context. You’ll want to use realia and props within the scene dramatizations to aid the learners get “into character”. And by all means, be creative. If the dramas are recorded (video and/or audio you can easily demonstrate improvement in technique, speech, language use, fluency, etc. to the students later on.

Use Scenes From Movies

Use dramatic scenes from movies and films as a basis for drama / dialogue practice. Famous, popular or memorable movie scenes work best. Have learners take the roles of characters within the movie scene and do the same lines as the original actors imitating accent, gestures, discourse, etc. Students can also put their particular personal “spin” or “interpretation” on the scene and dialogue for added interest. Encourage the employment of the local variety of English for added impact. Here are some famous line starting scene suggestions:

o Dirty Harry – “Go ahead, make my day.”

o The Terminator: “I’ll be back.”

o The Godfather, Don Corleone: “We’re likely to make him an offer he can’t refuse.”

You get the idea. Just expand to use the full scenes surrounding these famous lines. For optimum punch, have the learners get into “costume” in addition to character. When learners during the university where I teach did a play in that the Devil bargained with characters for their soul, the “Devil” made his pitch dressed and painted in red. He even sported “horns” and a “tail” complete with a barb during the end. It sure struggled to obtain me.

You could get even more mileage from these activities and materials, if you videotape or audio-tape record and make use of them for listening comprehension, error-correction exercises, pronunciation, language use or grammar practice activities. Other drama activities are discussed into the article “How to Dramatize Your Foreign Language Teaching and Learning”. Try some of these ideas out for yourself. Please do feel free to allow me know about your progress and experiences. Good luck.

Turbocharged Cars – Top 3 approaches to Keep in the Road Longer

Turbocharged Cars – Top 3 How to Keep in the Road Longer

Turbochargers, lots of people have heard of them, but not lots of people can explain them. There are many different sizes and shapes of turbo-chargers, but there purpose will remain exactly the same – to bring more air into the engine. The best way to think of a turbo is like a big fan, but alternatively of blowing air it consumes air and squeezes it in to the engine.

A turbocharger is additionally much different from a fan in so it is manufactured almost entirely of metal and spins usually between 100,000 and 200,000 RPM’s. Turbochargers constantly have fresh oil running to them to keep them lubricated and cool.

Having a colder turbo means less wear regarding the moving parts and as a result means higher longevity and lesser loss of performance over use. There are several simple things to complete to make certain a happy life for a turbocharger.

#3

I would say one of the easiest ways so that you can increase the life of your turbo is letting your automobile warm up before you decide to drive it and cool down before you decide to shut it well. If you are wondering why it’s important to help you let the car warm up here is why… when oil is cold it’s very heavy and thick, and will not lubricate like its designed to which is not a good thing when something is moving as fast as a turbo.

Are you wondering why you ought to let the engine cool down if your wanting to turn it well? Think of the oven. Let us say you simply switched off the oven because you were baking something, just because the oven happens to be off does not always mean its OK to reach in and grab the racks. It is going to remain extremely hot for a bit, and it is the same with your turbochargers.

If you simply shut off your motor what is going to happen is the oil circulation is certainly going to prevent and your turbo is still extremely hot and also the oil left in there is just going to sit and boil and bake which is very hard on your own turbo. Should you not like sitting in your car waiting for it to cool down I suggest buying a turbo timer, it will keep your car running until the desired temperature is reached then it’s going to shut itself down.

Another good idea is a “blow off valve” or recirculation valve; some cars come standard with them some do not. Even in the event they show up standard its smart to buy an aftermarket one if you are planning to modify your vehicle to get more power. What these valves do is prevent turbo surge. Turbo surge is what happens when the throttle is closed together with turbochargers continue to be boosting.

Something that is spinning as fast as a turbo cannot stop and start instantly every time the throttle opens and closes. So what happens should you not have some type of venting valve? T

he air created by the turbo will hit the closed throttle and turn around and start coming back where it came from which is quite bad on your own turbo and will almost confuse it between shifts. With a recirculation or blow off valve, it’s going to vent the unused boost without damaging the turbo.

Avoid Buying a Car From a Friend

Posted by ALIAH in Automotive

Buying a used car from a friend can be kind of tricky. Selling a car to a friend can be, too. A friend is a friend. A car is a machine. Machines are mechanical and they can fail. A car should not be allowed to come between two friends, and should never be allowed to break up a relationship.

Used Cars Naturally Aren’t Perfect

When you buy a used car, regardless of the source, it’s not going to be nearly as perfect as a new one. A used car is bound to have something not quite right. It does not have to be something as big as the whole engine block, but even a crack in the mirror which you did not notice when buying the car, once it’s yours, can become unsettling. Buying a car from a friend or relative could easily cause tensions. The sale has to be treated as a matter of strict business and nothing less, or trouble is likely to occur, and quickly.

One Possible Scenario

Imagine, if you will, that you just purchased a car from a friend who told you it was perfect. Everything was working well he told you: the tires, he pointed out, were recently put on and the engine oil was recently changed. The price was agreed and you paid out the said amount and drove away in your new car.

Once home with your new purchase, you begin to notice several small, but noticeable issues with the upholstery, the dash and the electronics.  Turns out that it makes some strange noises that could be signals of larger problems.  And it suddenly shakes violently when you take it to speeds above 55 miles per hour.

1

When the Engine Goes…its Bad

The most important thing on a car is the engine and the body works. Everything else can be fixed or replaced. But to think that you can buy a car and have to replace the engine within the next six months is madness. The value of a car is really in the condition of the engine. Whether or not your friend knew about this matter will be of little value, should you discover that the car will cost thousands of dollars to make it roadworthy. And you just paid a substantial amount to buy the car from your friend.

Not Worth a Friendship

It is important to gauge whether or not the relationship with the seller “friend” is valuable to you. If it is valuable then it is safer to let someone else buy even if all other factors are good. The reason is that things can really go wrong with machines and the story can turn out really badly, with the loss of the relationship altogether.

It would be far better to search for your next car by using a reliable source like the classified ads, where you can browse from among many automobiles listed in a variety of conditions, for a variety of prices. When you buy from the classified ads, the sale will be straightforward, and you won’t have the emotions invested in the whole process.

Save your friendship: Let your friend sell his or her car to someone else. You will be able to find a great “next” car right in the classified ads.  They’re open 24/7 and are full of deals to go.

The Best Auto Repair Advice Is Here

Posted by Marlyn in Automotive

Learning auto repair may seem daunting if you’re not sure how to begin. Fortunately, this article should provide you with some quick tips on getting started. Reading this article is a start to auto repair wisdom, which will help to save money.

Ask many questions about your car when you bring it in for repairs. Make sure to consider previous problems you’ve had, and ask how to prevent them. An ounce of prevention can save you a lot of money over time.

You need to know about all costs before handing your keys over. If you are unclear about certain things, clarification is needed before repairs are started. Don’t find yourself stuck with extra charges later.

You must wash your car to keep the rust away. All cars will rust up eventually, but you may delay it considerably by ensuring all chemicals and salts are washed off quickly. Wax the paint job to protect it.

Make sure to have all your car records on hand. Keep these documents in a solid folder inside your glove compartment. The mechanics who work on your car will need to see your maintenance records before working on your car. They can find problems much quicker that way.

Always keep records each time your car is repaired. When another issue crops up, this record will allow you to provide the history to the mechanic. Not maintaining these records will likely mean you have to spend more money because diagnosing the problem will be harder for the mechanic to do.

Wiper Blades

Don’t neglect wiper blades. If your windshield wipers cause streaks or make noises, they may need replacing. You should replace wiper blades at least once a year or more often if you live in an area where rain is commonplace or if you notice your wiper blades are worn out.

Know what all the lights stand for on your dashboard and be aware of when they go off. They were put there for your assistance, so use them for that. Don’t ignore any dashboard lights that come on, as the problem may grow worse if it’s ignored.

Take a second to read the manual and learn about the different components within your vehicle before visiting a mechanic. There are several different classifications of car parts, and these include salvage, new, and re-manufactured and reconditioned. “New” refers to parts that have been created to manufacturer specifications either through an independent retailer or them. If a part is rebuilt or reconditioned, it has simply been fixed or restored. Salvage means that they are used and they have not been altered.

It is often best to get minor issues checked by a qualified professional if you are not sure how to fix them. There are some small problems that could quickly become serious and expensive to repair.

There is a good way to save money if you are willing to take a risk. Instead of taking your car to a repair shop, take it to the local vocational school. You’ll get a deep discount for letting students fix your car under the watchful eye of a certified mechanic.

Many people take their cars to get repaired and return to a car with additional issues. They do this to make you think you’re getting a deal. Tell them you have to think about it before accepting the deal.

Original Equipment Manufacturer is usually abbreviated as OEM. You need to know this when replacing parts. If you let your mechanic know that you only want OEM parts, you’ll appear to be knowledgeable. As a result, the mechanic will be less likely to take advantage of you.

You can replace your oil or top up your windshield fluid on your own. It’s only a myth that it takes a professional to get a maintenance job done. Figure out what you should be doing at first, but allow yourself to get things done on your own.

Although mechanics from your dealer are usually expensive, there are times when using them is absolutely necessary. Your dealer’s mechanics are usually specialists in your car’s model. This makes them better able to diagnose and fix problems quickly, getting your car back to you faster. They usually attend training programs regularly.

For you to be able to identify issues with your vehicle, you need to be somewhat familiar with its various components. If you feel you are lacking in this department, think about signing up for a car repair class. You might not want to take a class, but you’ll save yourself money going forward because of the new knowledge you will acquire. It will be easier for you to catch problems before they get out of hand.

It is important to find out about warning signs with your old car, so you do not have to keep going to a mechanic. This article has given you some great information. When your car shows signs of problems, remember what you learned here.

One of the keys to Real Estate Investing Success Revealed!

Posted by ALIAH in Real Estate

One of the keys to Real Estate Investing Success Revealed!

How did you obtain into real estate investing? Did you read a book on it? Was it a seminar? A meeting of some sort with speakers dispensing real estate investing information, but really selling courses? Did you get really, really jazzed and pumped up by these simple (“not easy”) concepts which were delivered to you in parable form from the stage by a charismatic speaker?

Did you will find yourself levitating to your back of this room, powerless but to slap down your plastic to buy the kits that were being sold there? Like, “Yes Mr. Ker we do take traveler’s checks. Yes, cash is OK too. “HEY BARNEY DO YOU HAVE CHANGE FOR A HUNDRED??” There’s your kit Mr. Ker. Good Luck!”

I need to admit that’s where I began. I attended a “conference” and dropped over a grand in 2 days. What I wound up with was a really funny course about Paper (i.e. discounted mortgages) and a more somber account of making a million five in eighteen months buying and rehabbing multi-units.

I listened to tapes for about four days straight, then went out and bought an HP12C financial calculator. I loved paper (the units can wait a while). I really got my head around it. I loved discounting in the calculator, I loved calculating yields. As well as the guy on these tapes was so funny!

I spent a fun couple of weeks learning the courses and I also knew more than most bankers because the guy regarding the tapes told me so. I wanted to get started and get a note-closing-sweatshop going similar to he described. I knew this stuff inside and out.

Two deals a week would be OK with me you know, I’m not greedy. Now where was it in the book so it showed what are the deals. OK…here we go … Look up names at the courthouse, call Accountants, call Contractors, call Attorneys……hmmm.

To cut a long story short, I looked up five hundred names during the courthouse and sent letters to them, I made about five hundred phone calls to Accountants and Lawyers (setting up my “network”), and finally I discovered one note holder who was enthusiastic about selling. I made an offer, he said “no”, and I also went home and went to sleep for two weeks… too depressed to function.

All that work, and this guy just said “no”.

Which was my introduction to the wonderful realm of real estate investing. After that, I got into low income apartments and completely flushed myself down the toilet!

5 years later, after buying and giving back about 50 units, newly penniless, I realized this thing called creative real estate. Control without ownership, solving people problems, make use of your brain to buy property – not your cash.

I had an acute appreciation for it, given my (expensive, and painful) landlording odyssey, however it seemed even with all this wonderful real estate investing information, I became still in very much the same position I was indeed in once I first got started.

The exact same position I stayed in, until I wised up, together with same position most real estate investors struggle with year after year because they don’t know any better.

That is: “I know all this real estate investing information inside and out. I know 100 different creative how to buy a property. But I’ve got to suffer through things like lackluster advertising results, cold-calling, talking to hundreds of testy uninterested people, and dead ends, before I even get the chance to talk to someone that is half way motivated to sell.

This will be a crossroads. The proverbial “brick wall” for a lot of us.

And this brings up an important point. Possibly the most important point to really “get” here. Knowing what are motivated sellers is far more important than knowing 100 different methods to buy a house. The thing is, your business (and therefore your lifetime) is going to be frustrating, stressful and unfulfilling unless you find a way to create a non-stop flow of motivated sellers calling you, every day

How Strong Are You? The Answer May Surprise You

Posted by ALIAH in Health

How Strong Are You? The Answer May Surprise You

Do you realize the answer to this question? Before you decide to answer,

allow me to tell you, I’m not asking how much you’re able to bench, squat

or deadlift. I would like to know how strong you are, not how much

you can lift. What do I mean by that? Knowing the answer could dramatically ramp up your progress.

Getting results from your own weight training, cardio, or nutrition

program takes plenty of strength. It also takes a unique kind

of strength. I am talking about your mental muscle. If you

don’t have the mental strength to get up early and hit the gym,

eat the right meal, resist all the temptations that can derail

you, etc. then it does not matter how much you can lift.

So, the things I mean by the question ‘how strong are you?’ is

a little different. I want to know you strong your determination

is. I would like to know about your level of resolve when you face

adversity. Do you quit when the weight feels heavy?

Mental strength will help you reach your physical potential.

In fact, it’s going to enable you to be successful in whatever you do,

from weight training and fat loss, to family and career goal.

Check out unique ways to physically test your mental

strength.

These are a number of my favorite two minute drills. You’ve never

realized how long two minutes is until such time you try these. And, once

one does, you’ll know a great deal about yourself and your mental strength.

1) Wall Sit – Stand a foot or two from a wall. Place your back

against the wall and move down until your thighs are parallel

to your ground, just like the squat. Now hold it for two minutes.

You’re able to do so. After all, you’re not even using any weight, right?

2) The Half Push Up – Get down into a push up position. Now

go half way down and hold it for two minutes. Can you feel the

burn? ;-)

3) Hanging Out – Find a chin up bar, get into the base of the

pull up position and hold it for two minutes. Sounds easy, doesn’t

it?

4) Forearm Follies – Get into push up position but do it as though

you are going to do the push ups on your forearms. Hold it

for two minutes. You have to make certain your body stays

straight or you are cheating. Your body, including your abs,

are going to hurt.

5) Iron Cross – Grab some light dumbells and enter into the famous

iron cross – holding the top of a lateral raise. Hold it for two minutes. You’ll need some really light dumbbells. Believe me.

6) Drive your vehicle – Sit on a bench. Keep your back straight. Grab a weight plate like you would a steering wheel and rais it out in front of you, arms straight, like you are driving a car. Hold it there for two minutes.

How are you feeling? How did one does? Did you have to dig deep? Did you use loads of mental tricks? Did you need to quit? Not easy, is it? Brings new meaning to the phrase, ‘have the burn’, doesn’t it?

Tips To Buying The Best Car For Your Personal Needs

Posted by Marlyn in Automotive

Most people are not confident about their car shopping and negotiation skills. Finding a new car can take some time and requires a lot of work. You will find car shopping less stressful this way. Keep reading to learn more about it.

Get a loan for a car online prior to going to a dealership. Part of the reason it takes so long when you buy a car is that they must check your credit score and secure a lender. If you have pre-qualified for a loan, this process will be much faster.

Search online for great offers. A simple Internet search can help you save a lot of money. Once you know which vehicle you like, you can drive over to the dealership to purchase, or arrange for your local dealer to obtain it for you. If the vehicle isn’t too far away, consider driving up to the dealership to save yourself some extra money.

Get an outside mechanic to look at a used car that you are interested in buying from the dealership. If the dealer won’t let you do this, look elsewhere. You need a mechanic to give you an objective opinion about the car’s condition and check for damages, submersion in water or other problems some dealers try to hide.

Make sure that you bring your automobile into the mechanic before you purchase it. Think twice about buying a car from someone who refuses to let you do so. This typically means that there are issues they are trying to cover up. Falling for one of these issues is almost never in your best interest.

Make plans to spend a lot of time in car dealerships. You should not purchase a vehicle if you feel rushed and do not have time to think about your decision. You need at least an entire afternoon. If you are pressed for time, you should leave and return the following day.

If you are not confident in your ability to resist high-pressure sales pitches, do not shop for a car alone. A friend can be brought along to help you figure out the worth of the car and ask questions that are important. Before going, let them know what you expect to pay and what you are looking for.

Test Drive

Be sure to always test drive a car before buying it. Test drive the vehicle you have chosen before beginning negotiations. There is nothing that can replace the feeling of driving the car. For example, you might discover that there are handling issues or that the car is noisy or bumpy.

Put the Internet to work for you. You can find any car you can imagine online. Know about the particular vehicles you are thinking about purchasing before you visit the dealership. You can learn everything from MPG to resale value.

Try planning car shopping trips near the end of a month. In many situations, car sales staff need to meet a monthly sales quota. The sales staff may be behind and need your sale to meet their goals.

Even before you go to a dealership, have a certain number in your mind. You should know what you want to spend and the price of the car.

Do plenty of research before purchasing a used car. It is possible to utilize certain websites to find out the value of a vehicle. You could use NADA or Kelly Blue Book to know how much a car is. If there is a dealer selling cars at too high of a price, search other places.

When you locate the car you want, go over it with a fine-toothed comb. Inspect the exterior for any dents or scratches. Closely inspect the interior for upholstery problems or stains. Keep in mind, once purchased, you own the car. This includes any damage on the car.

Not all salespeople or dealerships are the same. We expect car salesmen to be pushy, but they aren’t all like that anymore. More and more dealerships are figuring out that gentle sales and happy customers mean repeat business. If you don’t like who you’re dealing with, leave the lot. Lots of friendly salespeople exist who would be thrilled to help you.

Before you commit to purchasing a car, get a quote from an insurance agent on the cost to insure this automobile. A car that looks affordable in itself might not prove so once you find out your new premiums. Look for a vehicle that will balance price with low insurance rates.

When a salesman makes a show of asking their manager to approve an offer, it’s safe to say that they won’t return with the best possible number the first time. Make a counteroffer, and see what happens. At this point, they will want to close the deal quickly, so their price should be the lowest it can be.

When you think about what kind of vehicle you’re getting, figure out what you’re using it for. For instance, if you most often drive on freeways, a hybrid is a great choice for you. If you drive in the city or on short trips only, you may want something with more pep.

Look into any hidden car costs. Some cars have much higher insurance rates or really poor fuel rates. Before parting with your hard-earned cash, make sure you investigate whether the vehicle has any higher than average costs, such as oil changing or replacement parts. The car’s overall cost can be greatly affected by these different hidden costs.

Car Shopping

Now that you are more familiar with car shopping, it’s time for you to get started. Ease your stress when car shopping by using these tips. Soon you’ll be in the car of your dreams.

Look At The Best Tips For Auto Repair Right Here!

Posted by Marlyn in Automotive

Anyone who owns a car knows that it is a matter of time before something will need to be repaired. If you take the time to learn a little more, you can save a lot of money and unneeded stress. Use the terrific auto repair guidance found in this piece. They will be very valuable when your car has issues again.

Be prepared for any emergency by equipping your car with a well stocked emergency kit. You can make your own; include things that you will have to have to put on a spare, add gas or charge the battery. Also pack a few blankets, some batteries, and a good flashlight.

When choosing a mechanic, ask if they’ve worked on your model of car before. If they have, they probably know what it takes to make the needed repairs.

Repairs like burned out taillights or headlights can be fixed on your own. Hiring a professional to install new lights costs a lot of money. Ask someone you know if they can instruct you on how to do it.

There are many “backyard” mechanics out there that preform excellent auto repairs. They may have learned through experience but still be competent, and are likely to have a lower labor rate. This can help you save money but make sure that they have a good reputation.

Car Repairs

A dealer is not your only option when car repairs are necessary. Great mechanics are everywhere, regardless of whether you visit a local mechanic or drive out of town to visit your dealer. Whoever makes you feel most comfortable is the person who should be doing the car repairs.

When you fill your car with gas, check tire pressure. Inspect your tires at this time, looking for anything that has become embedded. If you notice problems, resolve them immediately. The outcome of driving on damaged tires can be fatal.

Be sure a mechanic is properly certified. You should be sure they have been approved by the ASE. This lets you know whether or not the person is great at what they do, and this will make you sure if they’re right for the job.

If you cannot afford to get your vehicle fixed, get in touch with local vocational schools that train mechanics. You will get an excellent rate and your car will be fixed by an instructor and students in training.

Read your owner’s manual when you get a new car. You really ought to study the manual so that important details are easy to find. This will allow you to maintain and perform minor repairs on your vehicle.

Brake Fluid

Once you have worked on the brakes, you should bleed them before you go out on a test drive. Then pump the brake pedal to distribute brake fluid. Examine closely to see if any leaking has occurred. You don’t want to run low on your brake fluid. You can then test drive your vehicle on an empty road. Begin slowly to be sure they’re repaired well prior to trying higher speeds.

When it comes to the shop you patronize, be consistent. Once you find a garage you like, stay with it. You might not get good results if you let many different mechanics maintain your vehicle. Also, you will see that different shops will charge different rates.

Check fluid levels and fill them yourself. This is easy. It’s a misconception that everyday maintenance must be performed by a professional repair shop. Learn how to do the job before beginning, but understand that it may be dirty.

Using a dealer’s mechanics can be expensive, but this is often your best option. The dealer’s technicians specialize in the model and make of your car. They can pinpoint the problem quickly and are trained to fix problems common to your model. They also attend training session regularly.

After paying a mechanic to replace an old part on your vehicle with a new one, ask him to give you back the one that he removed. If he won’t, he may not have replaced them in the first place. This is troublesome and you should tell him so.

Car repairs can be overwhelming. They can become expensive. By becoming educated on auto repairs you may keep your car in good shape and save lots of money.

Posted by Marlyn in Automotive

It can be a stressful experience when you are shopping for a car. Too many models to choose from and financing choices are overwhelming. Use the following advice to help make car shopping less stressful.

Never let salespeople talk you into a car that is beyond your means. Salespeople will try talking you into buying a luxury or a sports car by telling you this car corresponds to your personality. Know that the person selling you the car is interested in commission, so when they sell a pricy car, they get paid more.

If you’re buying your vehicle through a private party, let a mechanic look at it before buying it. If the owner balks at this, it may not be wise to proceed with the deal. The car you are looking at might need some new parts or might even have been in a wreck. You don’t want to buy into these without knowing about them first.

Don’t pay full price! No dealer truly expects you to pay exactly what they ask. If you are not good at negotiating bring someone with you that is. You must know what the fair market value of the vehicle you want is before you set foot in the dealership.

Ask your friends for tips and advice. Are they happy with the car choices they made? Do they regret buying the one they have? What information have they heard about different cars that are available? Always look for information before going to the dealerships.

Understand how many miles per gallon your automobile gets. For instance, you may think it is wise to buy a vehicle with a V-8 engine and towing capability. However, you have to consider whether you’ll use that towing capacity and if you’ll often use the extra horsepower of a V-8.

Never discuss down payments, incentives, or trade-ins until you’ve established an actual price on your desired car. These options should be subtracted from the lowest negotiated price. You will end up with a better price if you negotiate the deal first, then discuss these “extras”.

Don’t overlook a test drive. While you may know which car you want, a test is imperative. There is no substitute for direct and personal testing. It could be that the car doesn’t ride as smoothly as you like or doesn’t handle as you were expecting.

Rent cars to test them out. If you want to get a real feel for a car, rent one from a local rental car company to give it an extended test drive. Take a road trip with the family, and put the car through its paces to determine if it will work out well for your family. This is an effective way to get acquainted with that type of car before you make the commitment to purchase.

It can be exhausting, as well as exciting, to purchase a new car. You can take some of the stress out of the process by doing much of your shopping from your home computer. There are many sites that allow you to comparison shop across a variety of makes and models. This will help you to figure out what cars you should actually go out and visit a dealership to test drive.

Visit a local auto show to find out more about the cars available. Car shows are a great chance to compare a number of different models against each other, all in one place. It will also give you a chance to talk to many knowledgeable people all in one location. After spending time at the car show, you will have a clearer picture of what it is that you want.

Your trade-in should be kept a secret from the dealer. Wait to discuss your trade-in until after you have negotiated the sales price of your new car. Many dealers will give you a worse deal when they know a trade-in is involved.

Think about gas mileage when car shopping. Economical cars often cost a bit more, but quickly save money on gas. Think about the long-term when deciding which car to buy.

Try not to purchase a car when it is brand new to the market. If you purchase a vehicle as soon as it is released, you will end up paying more for it than if you wait a few months. Wait several months before you go shopping for it.

If your salesman says that they are going to tell their manager your offer, then be aware that their initial counteroffer won’t be the lowest. Always have a counter offer ready, and then wait to see what better offer they have to give you. At this point, they will want to close the deal quickly, so their price should be the lowest it can be.

Rebates need to be found beforehand. Lots of car sales places give you a rebate to make the sale a little quicker in the long run. If the dealership is less reputable, they will simply pocket the rebate.

Before you go to a dealer, research on the resale value of your car; do not accept a purchase price of the new automobile based on your own assumptions of your car’s trade-in price. You will be able to know what dollar amount you can possibly get from the deal, and this can help you in figuring out an acceptable price for the new vehicle.

Research the “hidden” costs of the car. This includes insurance, gas, maintenance and more. Repair costs can also add to the cost of owning a car. These hidden costs can tremendously impact your actual cost of ownership.

You now have some good ideas of how you can reduce the stress from auto shopping. Keep all of it in mind while going through every step of the buying process. You are sure to locate the vehicle you really want and get it at price you can afford.

Happy Birthday Las Vegas – You’ve Come A Longer Way Baby!

Happy Birthday Las Vegas – You’ve Come A Long Way Baby!

Las Vegas is celebrating its 100th birthday celebration this year.

What would information technology take to entice individuals to an arid, dusty, brown spot of the nation? A land auction began it down, in May of 1905 you could purchase a parcel of Clark’s Las Vegas Town website for $200.00, these were exceptionally far-sighted men and women if you ask me personally. First of all can you imagine being in Las Vegas in the early 1900′s without atmosphere training?

This was perhaps not a deterrent to these “hardy” pioneers. Simply one-year later Miller’s resort was built and the rush was on, because after all today people had a place to stay. Miller’s had been on the part of Fremont and principal. These days, renamed The Golden Gate resort, in deference to the earthquake that nearly destroyed San Francisco in 1906 nevertheless stands on the part of Fremont and Main and they nonetheless serve their signature “99 cent shrimp cocktail”, which is a much better bet that information technology was at those days.

Las Vegas was incorporated in 1911, gambling, consuming and prostitution had been announced unlawful…but breakup was not and in the 1920′s dude ranches started popping up around Reno, the rich and famous could establish residency for six days and get “unhitched” from whatever mate they may have had. This was the promotion that started to put Nevada into the spotlight.

Another big attraction occurred when gambling was legalized in the very early 1930s. The government started work on Hoover Dan and brought thousands of employees to the area. Simply believe about being stuck in the middle of the desert with nothing to do with your money, therefore bars and gambling enterprises had been thoughtfully supplied.

In the very early 1940s, exactly what would be know as “The Strip” was a 3 mile stretch of Highway 91, on the brand new road to and from California. El Rancho had been the extremely very first casino to open in 1941 on what would later become know as “The Strip”. Their target had been Highway 91, Las Vegas Nevada along with their “Opera House” theater restaurant, and “Monte Carlo” casino…and also in 1941, El Cortez exposed in what’s today downtown Las Vegas.

El Cortez marketed that they were “Big enough to serve you – tiny enough to want to”. How’s that for a marketing motto? They also touted a Coffee Shop, Casino, Cocktail Lounge and Bar, and full Dinners from $2.95 In the meantime, right back on “The Strip”, the New Frontier launched in 1942 and The Flamingo, Bugsy Siegel’s fantasy opened in 1946. Las Vegas had been on its method.

The next major milestone for Nevada was Atom Bomb Testing, this introduced scads of tourists to Vegas in the 1950s, they also found Las Vegas, along with the mushroom clouds. Las vegas Vic, the neon cowboy on Fremont Street would just wave them on in.

The 1960s had been the glamour times in Las Vegas, Frank Sinatra, Sammy Davis and the Rat Pack ruled supreme. The days of cigarettes and martinis (maybe not the glorified watered down ones of today) but the genuine material, where also a fall of vermouth might be too much! Everybody dressed in stunning clothes; information technology was the purchase of the day, no jeans, no shorts, just beauty and sophistication.

No children either! Sinning was in full gear, maybe perhaps not out and out, as it was to become in the 1970s, but maybe much more exciting than even today. The lounge lizards had been out in force as well, absolutely nothing could top sitting in the lounges after the last headliner show and watching the loves of Louis Prima, Keeley Smith or Sam Buterra. Information technology had been really an unique time in Las Vegas background. Before the mega accommodations or resorts, before the corporations. Great deals on meals and rooms.

The 1970s ushered in the “new period” of Las vegas. Circus Circus started in 1968, built a 15-story, 400-room hotel tower and 850-seat showroom that opened in 1972. The Overseas resort with 1500 spaces started in 1971, just to be offered to Hilton. Information technology re-opened in 1973 as the MGM Grand resort. The MGM Grand had a newly built 26 story tower that housed 2,084 rooms and with 2.5 million square feet and a 2,000-seat showroom set the new standard in defining mega-resort.

Nothing was as thrilling as arriving under the marquee with thousands of lights beaming down. Corporate money had entered the scene. The 70s additionally ushered in the days of Elvis and his long-term performances.

Struggle No More When Shopping For A Car

The next time something on your car needs fixing, why not try and fix it yourself? It’s typical for folks to rush to their mechanic at the first sign of trouble. This article can be your guide for car repairs. This will allow you to save money, and give you a feeling of accomplishment.

When you have problems with your car, you may not need to visit a mechanic. Some of the work can be done on your own, as there are problems that are relatively easy to repair. Research into auto repair online may help you identify the problem. It isn’t all that hard, and you can really save lots of money by repairing your car yourself.

Regular washing of your car will help prevent it from rusting. Your car will rust out but you can easily delay this process by washing off salt and chemicals. Use a good wax to protect your paint job as much as possible.

Make sure you replace old parts with OEM parts. These parts come from the manufacturer of your car. It’s cheaper to get the generic parts, but the quality may not be the same. A cheap, generic part is less of a bargain if it only lasts half as long as an OEM part would.

Get multiple estimates if you’re in need of major service. If you don’t, you might be paying for more work than you actually need. Try to find shops that are experts in fixing your specific type of car. Shops like these understand your car through and through.

Before you decide on an auto shop, ask your friends to talk about their car repair experiences. They have used mechanics before and can fill you in on their experiences. For any recommendation, research them. You should at least look for the company on the Internet so you can figure out how other people have felt about their services.

Keep in mind that any DIY auto repairs can be dangerous. Ensure that you have help close at hand in case something goes wrong. Get high-quality tools that will not break while you’re working. This is especially true of your tire changing equipment. The jack has to hold the car up without any trouble while you are working on the underside of the car. You should think about purchasing a hydraulic floor jack that has approved stands.

Each time you fill up with petrol, take the time to look at your tire pressures. Make sure that your tires are not punctured in any way. If you notice problems, resolve them immediately. It’s dangerous to drive on faulty tires.

It can be a scary prospect to try and fix your car yourself. That said, with the right education, you can do things on your own and know when you need expert help. Keep the above advice in mind, and you will have what it takes to succeed.

Dealing With Auto Repair Is Easy With These Tips

#2

Tags: , , , , , , | Add comment

Tags: , , , , , , , | Add comment

Car Shopping Is Easier With These Tips

Posted by Marlyn in Automotive
Tags: , , | Add comment
